Wecontinue with On Residence a myth coming alive, bringing the glory of thepast to the city center.Join our team in a fast growing workingenvironment as aGroup Maintenance Managerκωδικός GMM25Location: Based inThessaloniki, with frequent travel to all TOR properties (Excelsior, ONResidence, City Hotel, Eagles Resort - Ouranoupolis)Position Summary:TOR Hotel Group is seeking an experienced andresults-driven Group Maintenance Manager to lead and standardize themaintenance operations across all its properties. The ideal candidate will be aMechanical Engineer with strong technical expertise, hands-on leadership, andthe ability to develop and implement preventive maintenance plans, SOPs, andsustainability initiatives. The role requires frequent on-site presence acrossThessaloniki and Halkidiki, ensuring the upkeep, efficiency, and safety of allbuilding systems, equipment, and facilities and will report directly toDirector of Operations.Key Responsibilities:

Overseeall engineering and maintenance operations across all TOR Hotel Groupproperties
Developa unified maintenance strategy, ensuring consistency and best practices acrossthe group
Actas the key liaison between hotel GMs, central operations, and externalcontractors
Conductregular site visits to Excelsior, ON Residence, City Hotel, and Eagles Resort
Supervise,support, and train on-site maintenance teams; ensure each property meets operationaland safety standards
Supportthe pre-opening, renovation, or refurbishment phases with technical input andcontractor coordination
Designand implement preventive maintenance schedules for HVAC, plumbing, electrical,mechanical, fire safety, pools, elevators, and kitchen equipment
Ensurecompliance with local laws, fire safety, environmental regulations, and healthand safety standards
Keepaccurate maintenance records and logs per property
Developand roll out Standard Operating Procedures (SOPs) for all recurring technicaltasks and safety procedures
Ensuretechnical manuals, equipment warranties, and building schematics are updatedand centrally archived
Trainhotel staff on SOP implementation and emergency response
Monitorenergy and water consumption, identify areas for savings, and lead group-widesustainability initiatives
Proposeand implement energy-efficient upgrades and capital improvement projects
Assistin the preparation of annual maintenance budgets per hotel, including CAPEXplanning
Managecost-effective procurement of tools, spare parts, and maintenance services in collaborationwith the procurement team

Requirements:

Degreein Mechanical Engineering or related technical field
Minimum5 years of maintenance or engineering management experience in hospitality orcomplex building environments. Previous multi-property or group-levelexperience is a plus
Strongexpertise in mechanical systems (HVAC, pumps, boilers), electrical and plumbingsystems, BMS, fire safety, elevators, pools, and kitchen equipment
Fluentin Greek and English, both written and spoken
Leadershipskills and team coordination; Strong organizational and problem-solving skills;Computer-literate (Excel, CMMS systems, AutoCAD knowledge a plus)
Validdriver's license and flexibility to travel between properties
